This policy explains what information these property listing pages collect, how it is used, and the choices you have. It applies to the pages hosted at listings.matthewlanger.com.

What I collect

When you submit one of the forms on a listing page (to request a floor plan, schedule a viewing, or request a strategy call), I collect the details you enter. That is typically your name, email address, phone number, a preferred time, and any message you choose to add.

The pages also use cookies and similar technologies for analytics and advertising. These record technical information such as the pages you view, your approximate region, device and browser type, and how you arrived at the page. This data is collected through Google and Meta and is described below.

How I use it

• To respond to your request and follow up about the property and related real estate services.
• To understand how visitors find and use the listing pages so I can improve them.
• To measure the performance of advertising and to show relevant follow-up ads for properties you have viewed.

I never sell your personal information.

Analytics and advertising

These pages use Google (Google Analytics and Google Ads) and Meta (the Meta Pixel for Facebook and Instagram). Google and Meta set cookies that help measure traffic, track form submissions as conversions, and build audiences so I can show ads for a property you viewed. These services may combine this information with data they already hold under their own privacy policies.

Who I share it with

Your information is handled by the service providers that run these pages and my follow-up:

• Lofty — the client relationship system where form submissions are stored so I can follow up.
• Google and Meta — for the analytics and advertising described above.
• Netlify — the hosting service that delivers these pages.

Each provider processes data under its own privacy terms.

Your choices

• You can decline or remove cookies in your browser settings. Some measurement features will stop working if you do.
• You can adjust ad personalization at Google Ads Settings and in your Meta account settings, and opt out of many advertising cookies through your device or browser controls.
• You can ask me to access, correct, or delete the personal details you submitted. Use the contact below.

Retention

I keep form submissions for as long as needed to follow up and to meet record keeping obligations as a licensed real estate professional, and then remove them when they are no longer required.
